Moving between housebuilders, contractors and associations

The skills transfer better than people think, but only if you translate them. How to make a cross-sector move credible.

Private housebuilding, contracting and social housing look similar from outside and feel very different inside. Pace, governance and what 'success' means all change.

What actually differs

  • Decision speed: a housebuilder land bid moves in days; an association's board cycle is monthly.
  • Measures: margin and sales rate versus regulatory judgement, satisfaction and stock condition.
  • Funding: private capital and cashflow versus grant, rent settlement and covenant compliance.
  • Customer: a purchaser for two years versus a tenant for thirty.

How to make the move credible

  • Translate your evidence into their language before the interview, not during it.
  • Show you understand their constraint — governance is not bureaucracy to be swept aside.
  • Name the parts of your experience that transfer directly: viability, procurement, programme, people.
  • Be honest about what you will need to learn in the first six months.

Cross-sector hires fail on attitude far more often than on capability. The ones that work are made by people who respected the differences from day one.
